Sunshine Coast Council has carefully drafted the proposed planning scheme to reflect community values and priorities. It’s now available for everyone to explore and provide feedback.

For the first time, the planning scheme is fully web-based, making it much easier to use and navigate. You can explore the interactive maps and search your address to find out what the proposed planning scheme means for you and your local area.

Mayor Rosanna Natoli said the proposed planning scheme was a major milestone in planning for the future.

“Council has listened to our community and worked hard to reflect what matters most - protecting our natural environment, maintaining our unique character and addressing public transport, traffic and parking, improving development outcomes and housing affordability,” Mayor Natoli said.

“This is your opportunity to see what’s proposed for your neighbourhood and the wider region – and to have your say.”

Why it matters

The proposed planning scheme is important to everyone on the Sunshine Coast. It will help shape our neighbourhoods and our region. It’s about the places where we live, work, learn and play.

It sets out zones, building heights, design standards and much more. It ensures we have enough land set aside for homes, green spaces, community facilities and business, while planning for a climate-resilient future.

Careful planning for a bright future

The proposed planning scheme features:

  • Targeted zone and building height changes to help meet housing needs and provide a greater mix of housing options near existing and planned centres, jobs, services and transport.
  • Recognition of major regional greenspaces and protection of rural areas.
  • 18 new local plan areas, each with its own local plan, to support our unique ‘community of communities’.
  • Adapting for climate resilience, managing the impacts of coastal hazards and recognising the important role of floodplains in mitigating flood hazards.
  • More industrial land to boost local jobs.
  • New and improved overlay mapping and standards for development, to better protect wildlife like sea turtles and koalas.
  • New development codes to improve design outcomes and integrate Sunshine Coast Design principles, especially for multi-unit residential developments.

Your voice matters

Mayor Natoli encouraged everyone to take the time to explore the proposed planning scheme and share their views.

“Whether you support the plan or have concerns, we want to hear from you,” she said.

“This is about shaping the Sunshine Coast we all want – now and into the future.”
